Best Time of Year to Rent Out a Property

We analyzed Hemlane's internal leasing data, more than 16,000 tours (see the full report), to find out the best time of year to rent out a property.

What we found: summer brings the most renters and the fastest leases, while the off-season brings fewer tours that take longer to lease but convert at a noticeably higher rate. The best month depends on whether you want speed and volume or more committed applicants.

Here is how each part of the year performs, and how Hemlane can help you list at the right time.

Peak season: spring and summer

If you want the largest pool of renters, list between April and July. Those four months account for roughly 46% of all tour activity for the year, and the peak is July, which sees more than three times the tour volume of December, the slowest month.

Summer is not just the busiest window; it is also the fastest. A unit listed in July leases in a median of about 13 days, the quickest of any month, and the late-spring months are close behind at about 19 days. More people move in warm weather, around school calendars and job changes, so listing into that surge puts your unit in front of the most renters and clears it the fastest. If your priority is filling fast with plenty of options to choose from, summer is your window.

The off-season trade-off

Here is what the calendar hides. The busiest, fastest months are also the ones where tours are least likely to become applications.

  • Spring and summer (April through July) convert at about 20%, the lowest of the year
  • January through March see about 31% conversion, the highest of the year
  • Late fall, October and November, convert near 29%

Those same off-season months are the slowest to lease, with median days on market climbing to about 31 to 32 days in October and November against 13 in July. So a quieter fall listing is not a worse listing; it is a different trade: fewer tours and a longer calendar, but a higher share of serious applicants.

So when should you list?

Match the season to your goal:

  • For speed, volume, and options, list into the spring and summer surge, when the most renters are searching and units lease fastest.
  • For more serious applicants and less competition from other listings, the off-season converts better than most landlords assume. You will field fewer tours and wait a little longer, but more of them will be the real thing.

The bigger point is that you do not have to fear an off-season vacancy. What is the best month to rent out a property? 

For volume and speed, the spring-to-summer stretch from April through July, peaking in July. For conversion, the off-season, especially January through March.

Is summer really the best time to list? 

For sheer number of renters and the fastest leasing, yes. But summer tours convert at the lowest rate of the year, so "best" depends on whether you want volume and speed or higher-intent applicants.

Why do off-season rentals convert better? 

Off-season renters are usually moving out of necessity, so they are more committed. Peak season brings more casual browsers.

What is the slowest rental month? 

December has the lowest tour volume, roughly a third of the July peak. October and November are the slowest to lease, at about 31 to 32 days on market.

Should I avoid listing in winter? 

Not necessarily. You will get fewer tours and a longer search, but a higher share of them convert, which can make a winter listing more efficient than it looks.
