We analyzed 15,772 tours across 2,762 rental units on Hemlane, booked between February 2023 and June 2026, to determine how many showings it takes to fill a rental vacancy.
The average unit fills between 2 and 5 showings, and sometimes more showings isn’t a bad thing.

The short answer: 2 to 5 showings
Our data is split between person-led (in which an agent or manager shows the listing) or self-guided tours. Hemlane’s self-guided tour offering lets a prequalified renter into the unit on their own, through secure, ID-verified access, with no one there to meet them.
Across the units in our data, person-led units fill after a median of about 2 showings. Units toured self-guided log a median of about 5. Units lease in 16 to 18 days.More showings, same clock. In 2026, self-guided units reached a signed lease in a median of 18 days versus 16 for person-led, a gap of under two days. And the difference has narrowed every year as more agents and managers have switched to a self-guided format.
Self-guided tours see 2.5x the engagement with no extra lift for you
Prequalified renters generate about 2.5x more showings per unit than person-led tours. A larger pool of interested renters means more applicants to compare, which increases the chance of placing the best tenant for your unit, not just the first one who applies.

Methodology
Based on 15,772 tour attendees across 2,762 rental units on Hemlane, booked between February 9, 2023, when self-guided tours launched on the platform, and June 30, 2026. Showings-per-unit figures are reported as medians (5 for self-guided, 2 for person-led) because the distribution is right-skewed: a small share of hard-to-fill units pulls the mean above what most landlords experience, with means of 8.4 and 3.7. Days-on-market figures are computed on the 3,225 units with a valid listed-to-leased measurement, from listing activation to the first owner or admin approval. Tours are classified as after-hours when they fall on a weekend, or before 9 AM or after 5 PM in the property's local time zone. Data is limited to platform-tracked tours on active, verified accounts.
