How Long Does it Take to Rent Out a Property? Real Data from 3,000+ Hemlane Vacancies

We analyzed Hemlane's internal leasing data, more than 3,000 completed vacancies across 47 states from February 2023 to July 2026, to find out how long it actually takes to rent out a property.

What we found: the typical vacancy fills in about 21 days from listed to leased, and most of that time goes to attracting the right applicant, not the paperwork after.

Here is how long it really takes, how it varies by state, and how Hemlane can help you shorten it.

The real number: about 21 days from listed to leased

From the day a unit is listed to the day an applicant is approved, the typical vacancy lasts about 21 days. The simple average is higher, at about 36 days, because a minority of slow units extend the tail.

If you are budgeting for a turnover, assume roughly three weeks of vacancy for a typical unit and build in a cushion for those that take longer. The units that drag past two or three months are usually overpriced, in a softer local market, or both.

It takes 3 to 5 showings per unit

Time is one way to measure a vacancy. The other is how many showings it takes to get there. Across the same Hemlane data, the typical unit fills after only a handful of tours, a median of about two for person-led showings and about five for self-guided ones, which draw a wider pool of renters. Put the two together and a normal lease-up comes into focus: a few weeks on the calendar and just a handful of tours to land the right applicant, not the drawn-out marathon many landlords brace for. Where vacancies fill fastest, and slowest

Days on market vary widely by state. On the same listed-to-leased clock, the slowest states take roughly two to three times as long as the fastest.

The slowest markets:

  • Georgia: about 33 days
  • Texas: about 32 days
  • Florida: about 28 days
  • New York: about 27 days

The fastest markets fill in under three weeks:

  • New Hampshire: about 13 days
  • Arizona: about 14 days
  • Illinois: about 17 days
  • California: about 17 days

If your market runs long, that is not a sign you are doing something wrong. It is a reason to budget more vacancy time up front and lean harder on the two levers you do control, price and reach.

How to shorten your vacancy

Days on market is measured from the day a unit is listed to the first owner-approved applicant, across more than 3,000 completed vacancy cycles on a filtered sample of active, verified Hemlane subscription accounts. State breakdowns use the same measure; states with fewer than 30 vacancies are omitted. Hemlane first-party data, February 2023 to July 2026.
