Four headaches every Texas operator knows. Here’s how Hemlane closes them.

01

Other softwares charge additional transaction fees.

Most platforms charge per ACH payment that add up to tens of thousands a year on a 50-door portfolio. Those fees are yours.

How Hemlane fixes it

100% of late fees back to you, $0 ACH fee.

Hemlane returns 100% of late fees and other tenant-paid fees to the property manager. ACH rent collection is $0 fee. The number on the lease is the number that lands in your account.

2 AM repair calls force you to hire a team you do not want.

Tenants don’t call about repairs during business hours. The 2 AM water heater call is real and so is the cost of dealing with it alone. Our repair coordination team picks up, troubleshoots, and dispatches so you don’t have to.

03

You are running five tools that do not talk to each other.

Five tools. Five logins. Five places where data goes missing. Most operators run their portfolio across platforms that don’t talk to each other. Hemlane replaces all of it with one login, one team in one platform.

How Hemlane fixes it

One product, one login, one team.

Leasing, screening, listings, rent collection, maintenance coordination, delinquency tracking, and eviction support all live inside one Hemlane account, with one login, one team, and one set of state-specific workflows.

I was born November 2, 1952 and raised on a dry land wheat farm in Western Kansas. I graduated from Garden City High School in 1970, and from Garden City Junior College in 1972. I then graduated from Kansas State University in 1974 with a BS in Animal Science. After graduating from College I was hired as a District Sales Rep for Robinson Seed Co in Central Kansas. I was able to secure a job in Glasgow Montana with Glasgow Livestock as a solicitor for this Livestock auction. I obtained my next job in North Salt Lake with Producers Livestock and was sent to Maricopa Arizona to manage the feedyard there after 4 years I was offered a job to manage Red River Feedyard. Red River was the largest feedyard in Arizona where we fed up to 80,000 head of cattle at one time. This is the yard that was owned by John Wayne. After Red River I founded and created a successful cattle brokerage business in Phoenix for about 10 years. I moved to San Marcos Texas in 1987 then to El Paso in 1990 hired on as a cattle salesman for Agri-Tech. We crossed Mexican cattle from ranches in Mexico and sold some and kept some for the company that ended up in one of the 4 feedyards in Colorado and New Mexico. The company was bought by a much larger company and the Mexican operation was shut down so I moved to Keller, Tx. in 1995. The cattle business had changed, so in 1996 I received my real estate license and started out in Gainesville, then on to Denton, specializing in farm and ranch real estate. I received my broker’s license in 2001. I moved from the Denton area to Fort Worth in 2000 and I have been here ever since. Along with working real estate I was also a farrier until 2008 when I founded Reata Realty. After much research, I dedicated myself into learning online lead generation, and struggled for the first 3 years to make the company break even but it paid off. This is still our business model today. I am married to Diana, a beautiful redhead, who is an international flight attendant with American Airlines, and I have 3 grown children and 7 grandchildren. We are members of Christ Chapel Church in Fort Worth. I still love horses and cows; I’m a pretty fair outdoor cook and I like to hunt and fish when I can. I’m active at shooting Sporting Clays and ride my mountain bike on the Trinity Trails.

I have been a Licensed Agent since 2008, Broker license since 2015. Specialize in residential real estate. Sales and leasing. District Director for Fathom Realty in Ellis County & Johnson County. I have a District of 150+ Agents and utilize my resources when marketing listings. Several of my Agents like to hold my listings open for prospective tenants to view. I find this to be highly efficient since it provides the opportunity to get more prospects in the property more quickly. I have been in the area since 1998, so I also have connections with many trusted professionals that can help maintain and repair my Clients' homes. My Brokerage does not provide property management services. I can help you secure a qualified tenant for your rental. Typically my Clients tenants lease between 2 to 4 years. I also have investment rental property, so I understand the challenges and rewards that are part of this business. Direct #, Call or Text 469-363-8501.

I'm a RE broker in Texas, Florida, Colorado, Alabama, Georgia.. Living in Texas and serving the DFW area.. I have 35+ agents under my brokerage and we also serve the Austin area as well. I flip properties, wholesale properties, and we list them on the open market. Unlike most real estate agents.. I own a bunch of property myself. I usually keep between 15-25 rental properties at a time and have bee investing for over 15 years. We typically sell 150-200 houses a year. Looking to connect with other property owners like myself and seeing how my agents and myself can help you with your goals. I have previously owned a large PM company and built it up to 900 doors, and sold it off. Not looking to do much PM currently. We are always sourcing off market properties for our investors. Happy to have a conversation with y'all to see if we can help each other. Yes, my profile picture is of a car, no I'm not a transformer.. I'm a car guy who likes to go to the race track and have fun.

I do not own any, but I've shown many :) . With the current market, a lot of clients are now renting and I have shown plenty of rental properties. I could be on call to show properties for clients or landlords. It's a tough market out there, and I would love to get into the property management side of the business. I love real estate and in my down time, I like to hang out with family, my daughter is 12 and keeps me busy! I love going to the casinos, love the beach and hanging with my 3 dogs! I grew up in Midlothian, TX and have lived in Tarrant county for over twenty years so I now the area well. Currently living in Kennedale, TX. I'm also a member of the Kennedale Rotary Club and love doing things to help with my community! I love to help tenants find their perfect home!

I rented and listed 3 properties for my client through Helmlane Property Management. I successfully rented all properties within 2 weeks. My clients were very excited that they didn't have to wait long for rent and now they're thinking of buying a few more new properties to earn more money and build equity. All tenants are happy I responded to their calls quickly and solved their problems promptly. The landlord was pleased with my service that all tenants were paying their rents on time and did not give any hassle. Hemlane Property Management helped to verify all tenant's rental history including payment history as well as their credit history. As a rental agent, I make sure that all rental properties are well-managed. I made calls to all tenants to remind them to change air-conditioning filters every 3 months and during winter time to remind them to use an outdoor faucet cover to avoid water damage.

I started out in real estate 12 years ago working for a real estate and property management company that managed over 200 properties. Since then I have specialized in real estate and leasing services and have since added property management. I have always enjoyed helping people find what they are looking for and even help friends find a car, computer or whatever they need that requires research so real estate and property management has been such a great fit. I enjoy helping investors maximize their profit and reduce headaches and stress of the day to day management. I have also learned dealing with many potential and placed tenants that acquiring well qualified tenants is crucial to having as smooth of a process as possible during the lease. Well qualified tenants are much more likely to pay their rent on time and take better care of the home, more like it was their own. If you have any questions about leasing and management services, please reach out.

As a leasing agent, my experience with rental properties has been both rewarding and entertaining. One of the highlights of the job is meeting a diverse range of people. Whether it's first-time renters or seasoned tenants looking for a new place, each interaction brings its own unique stories and perspectives. One of the fun parts is staging properties for viewings. I get to play interior decorator for a day, adding a touch of flair to make the space more inviting. Setting up cozy seating areas or arranging fresh flowers can really elevate a property’s vibe. It’s fulfilling to see how a well-presented space can spark excitement in potential tenants. I also enjoy showcasing the neighborhoods. Each community has its own charm—whether it’s a bustling downtown with trendy cafes or a quiet suburban area with parks and schools. Sharing local hotspots and personal recommendations gives potential renters a sense of belonging before they even move in. Another highlight is the relationship-building aspect. I often develop lasting connections with clients, celebrating their successes—like finding the perfect apartment or getting their keys on moving day. It's incredible to be part of such significant moments in their lives. And of course, there are the unexpected moments that pop up—a tenant trying to negotiate with a clever line or a quirky maintenance issue that becomes a hilarious story. These experiences remind me that while the industry can sometimes be serious, there’s always room for laughter and fun along the way. Overall, being a leasing agent has its challenges, but it also brings a lot of joy and memorable experiences.

Local Agents For Your State

Texas-specific questions, answered.

Common operator questions about running rentals on Hemlane. Each answer ties back to the state-specific workflow Hemlane runs.

You do not need a license to manage your own rental properties through Hemlane. If you manage rentals on behalf of others for compensation, your state may require a real estate broker’s license. Hemlane’s local agents are licensed professionals, so owners using the Agents service are always working with a licensed local expert.

Most states strongly recommend or require written lease agreements for all rental terms. Hemlane provides state-specific lease templates that include required disclosures and legally recognized terms which are ready to send with eSign in minutes.

Hemlane automates rent collection from end to end. Tenants pay online, and funds are deposited directly to the owner and not held in a third-party account. 100% of the rent goes directly to you. Automated reminders and late fee notices reduce manual follow-up so you get paid on time without chasing tenants.

Hemlane lets you configure automated late fees that align with your state’s legal limits. The platform sends automated reminders before rent is due and late notices after. Once the process is set-up, it runs without you having to make a single call.
