We handle the uncomfortable conversation with tenants, so you don't have to. Our initial step is to understand why a tenant is late on rent, then provide resources and an action plan to get rent paid and up-to-date. You are provided updates every step of the way.

Legal Notices

If mediation does not result in payment of rent or lease termination, we’ll work with a process server to get the notice served in person or posted on the door, per local regulations. Our system will keep you updated on the status of the notices and you will have the option to review before they are sent.

Local Attorney Guidance

While over half of the cases brought to us are resolved outside of court, if the eviction needs to be taken further, our team will guide you through the next steps and provide local attorney introductions.

Do I need a Hemlane account to use the service?

Yes, you and your tenants need to have an account to use the service.

Do I have to be a paying customer to use the service? 

You can use Pre-Eviction+ during your free trial.

Can I opt into the service for just one of my rentals?


Yes, once a tenant is past-due, you would pay for this one-time service for just that property.

By enrolling, all properties billed to your Hemlane account will be protected, regardless of the package.

When does Hemlane start to contact our tenants?

1 business day after you submit the request.

3 business days after the rent is past due.

Can I cancel the service at any time?



Yes, but you will need to pay if Hemlane has already started mediation.

Yes, but if you use Eviction Guard services and cancel within 6 months of your initial subscription, you will be charged the flat rate of $475 for the Pre-Eviction+ Services.

Do my tenants need to be registered on Hemlane?

Yes, all tenant must be registered and have a Hemlane account for both Pre-Eviction+ and Eviction Guard+

What types of lease violations does Hemlane handle?

Hemlane currently supports its customers with mediation and notice serving for non-payment of rent violations. We do not support other lease violations right now, but keep checking our website for new features.

When will Hemlane get involved in the process?

Once you’ve enrolled all your properties into Eviction Guard+, to allow you to be more hands-off, our team begins mediation one to three business days after their rent is due. If you have accepted payments outside of Hemlane, it’s important you record a payment as soon as you receive it to ensure our team doesn’t reach out. More information can be found here.

What happens if I need to go to court?

In the event that mediation is unsuccessful, Hemlane will connect you with a local attorney to represent you in court. We will provide the attorney all the information necessary for the case so that they are prepared to represent you in a timely and professional manner.

How much is the typical cost of a court lawyer?

We’ve found the most cases don’t end up in court. Tenants will find alternative means to pay rent or request an early termination when they go through our process. In the rare case that it does go to court, we’ll provide a list of local attorneys for you to consider for the court case. The attorney fees will be based on local market rates and will vary.
