Not collecting rent can be stressful, but it doesn’t have to be.

Overdue rent support for you and your tenants.

We'll guide you through the eviction process & minimize the risk of a costly court process.

How it works

On-demand Deliquency Management

We handle the uncomfortable conversation with tenants, so you don't have to. Our initial step is to understand why a tenant is late on rent, then provide resources and an action plan to get rent paid and up-to-date. You are provided updates every step of the way.

Legal Notices

If mediation does not result in payment of rent or lease termination, we’ll work with a process server to get the notice served in person or posted on the door, per local regulations. Our system will keep you updated on the status of the notices and you will have the option to review before they are sent.

Local Attorney Guidance

While over half of the cases brought to us are resolved outside of court, if the eviction needs to be taken further, our team will guide you through the next steps and provide local attorney introductions.

Settle disputes and get your money owed without court

Minimize the chances of the case going to court

Oftentimes getting your tenant caught up on rent is a better alternative to a court hearing. In our experience, prompt and respectful communication to understand the situation goes a long way in reducing escalations.

Separate emotions to what needs to be done

Evictions are stressful for all parties involved, and no one ever signs a lease expecting this to happen. We allow you to take a step back by taking over the pre-eviction process for you.

Reduce your cost with a shorter, transparent turnaround time

Every day that goes by without receiving rent means more money out of pocket for you. Our streamlined process shortens the window of nonpayment of rent, and ensures your time without rental payments is minimized. We also give you full visibility throughout the process, so that you know we are on it.

How much is the typical cost of a court lawyer?

We’ve found the most cases don’t end up in court. Tenants will find alternative means to pay rent or request an early termination when they go through our process. In the rare case that it does go to court, we’ll provide a list of local attorneys for you to consider for the court case. The attorney fees will be based on local market rates and will vary.

“Hemlane is an amazing solution. Our experience managing 30+ properties through Hemlane has been fantastic thanks for the efficiency of the program.”

“I am an out-of-state investor, and I was skeptical about using anything different than a traditional PM company. We piloted Hemlane with a few units, and recently, we had our first mediation.

The tenant moved out before we started eviction and left the unit in tip-top shape. The Hemlane team was very helpful, always professional, and on top of the situation.”

Lonel C.

"I am a new investor with rental properties outside of the state I reside in. After only using Hemlane for less than 3 months I had to unfortunately utilize the Evict guard service. The responsiveness from my account representative to the maintenance repair coordination team has been really great."
