2 AM repair calls force you to hire a team you do not want.
Tenants don’t call about repairs during business hours. The 2 AM water heater call is real and so is the cost of dealing with it alone. Our repair coordination team picks up, troubleshoots, and dispatches so you don’t have to.

You are running five tools that do not talk to each other.
Five tools. Five logins. Five places where data goes missing. Most operators run their portfolio across platforms that don’t talk to each other. Hemlane replaces all of it with one login, one team in one platform.
One product, one login, one team.
Leasing, screening, listings, rent collection, maintenance coordination, delinquency tracking, and eviction support all live inside one Hemlane account, with one login, one team, and one set of state-specific workflows.

RE/MAX, the world's largest full-service real estate brokerage is one of the largest and most experienced property management companies in Middle Tennessee, employing marketing and administrative services to fill and manage leased properties. Also as a full-service Nashville property management company, we offer the most comprehensive and cost effective management solution in the industry for residential property management. The Stones River Property Management, Inc. team has established a higher standard for Nashville property management that is unsurpassed by our competition. We not only anticipate your complete satisfaction; we depend on it. Here are just a few of the many services we provide:From client screening, and property preparation, to purpose-driven management & maintenance, and prudent financial dependability. My team strives for excellence both with our clients and tenants alike. We advertise by way of using yard signs and network of agents that work hand and hand with Stones River and its agents to provide a positive outcome for our clients. Most importantly, our internet marketing consists of our website which averages over 10,000 views a month along with your property being pushed to an additional 85 sites. We have licensed real estate agents on staff to show all properties. We do not hand out keys or give applicants a code to enter the property. We believe the best service is provided to our owners by having our agents present to secure the property and to answer any questions the applicants may have while on-site. Tenant screening is of the utmost importance to our business to ensure a successful partnership with Stones River and our clients. The qualification process consists of a credit check, background check and a review of all rental history. Lease agreements are done electronically through our software program as long as the applicant has an email address. Lease agreements are customized, but are typically for 12 months. Security deposits are collected once a tenant is approved. This secures the property for that tenant and it remains in escrow until the tenant vacates. Rent is collected at move-in and each month thereafter on the 1st of the month. We provide the option of monthly rent deposits directly to your bank account at no extra charge. Monthly statements are also emailed and posted directly to your owner’s portal to view. You can log in at any time and view statements that have been posted each month. nspections are very important in our effort to provide a quality product for both owners and tenants. Property inspections are done once a year. Inspections will be completed after a tenant vacates the property, or if tenant chooses to renew the lease, inspection will be done prior to lease renewal to determine the condition of the property. All of these inspections are included in our monthly management fee. Any additional inspections can be performed upon request for an additional fee.

Local Agents For Your State
Common operator questions about running rentals on Hemlane. Each answer ties back to the state-specific workflow Hemlane runs.
You do not need a license to manage your own rental properties through Hemlane. If you manage rentals on behalf of others for compensation, your state may require a real estate broker’s license. Hemlane’s local agents are licensed professionals, so owners using the Agents service are always working with a licensed local expert.
Most states strongly recommend or require written lease agreements for all rental terms. Hemlane provides state-specific lease templates that include required disclosures and legally recognized terms which are ready to send with eSign in minutes.
Hemlane automates rent collection from end to end. Tenants pay online, and funds are deposited directly to the owner and not held in a third-party account. 100% of the rent goes directly to you. Automated reminders and late fee notices reduce manual follow-up so you get paid on time without chasing tenants.
Hemlane lets you configure automated late fees that align with your state’s legal limits. The platform sends automated reminders before rent is due and late notices after. Once the process is set-up, it runs without you having to make a single call.
