Being in the "corporate" home rental/sales business and seeing first hand how clients were given the same ole same ole and not providing truth nor customer service that is deserved, I didn't want any part of it so I went out on my own. Before any work is started, you will receive a Service Quote with the detailed services to be rendered for your review. Once agreed & signed, I will get to work. Upon completion of services, you will be provided with before & after photos so you will know the job is done. Whether you are local or out of state, reach out so we can discuss your needs or what you would like to accomplish and I will tailor a service package just for you that won't strip your finances and at the same time bring you results.

  • Documentation preparation & execution
  • Residential leasing paperwork per your state Landlord Tenant Act law (draft copy sent to you first before finalizing)
  • Tenant placement ~ advertising & marketing (links & photos provided to you) ~ scheduling tours & meeting with prospects to view the property ~pre screening & application process (ALWAYS your final decision) ~tenant move in (meet tenant on move in date to give keys & move in report checklist)
  • Property staging
  • Cleaning services (one time, bi-weekly, monthly, reoccurring) (includes before and after photos for all & tenant move out also includes a thorough "maintenance check" to make sure property is up to code/ordinance) ~wipe down ~initial / standard ~deep cleaning / tenant move out ~vacant properties
  • Inspections (bi-weekly, monthly, 3 months, 6 months) ~pre tenant move in / tenant move out ~property condition-interior or drive by ~evaluations
  • Violations/Notices (received violations, requirements for property, tenant letters)

  • Eviction process that entails paperwork preparation, Magistrates filing fee, drop off to Magistrates office, follow up/timeline tracking due diligence & non-lawyer court representation
