APPLICATION GUIDELINES: Application fees are non-refundable under any circumstances unless the property was already rented before your application was submitted. No exceptions. Each applicant over the age of 18 (including co-signers) must submit their own application and pay the $40 application fee using a credit or debit card. Applicants cannot/will not be approved if they: Have not taken an in-person tour of the property Are currently in an open bankruptcy Have a prior judgment or eviction on their credit record Crimes including homicide, kidnapping, robbery, or felony assault (with or without a weapon) Sex-related crimes or crimes involving children Felony drug charges or weapons-related charges Have any outstanding balances with any utility companies Have any outstanding balances with any prior landlords INCOME REQUIREMENTS: To qualify, the combined gross income of all applicants must be at least three (3) times the monthly rent for the property. INCOMPLETE APPLICATIONS: Applications that are incomplete will not be processed or considered. If multiple applications are submitted for the same property, the first fully completed application will be reviewed first. IDENTIFICATION: Valid Identification is required. (A legible, government-issued or state-issued photo ID, such as a driver’s license or passport) SOCIAL SECURITY NUMBER: A valid Social Security number is required to process your application. We are unable to proceed without it. PROOF OF INCOME: Acceptable documents for proof of income include: Most recent pay stub Official Social Security income documentation Official child support statements Retirement Statement/Awards Letter Last 3 months bank statements Most Recent Tax Returns and/or 1099 Section 8 voucher All above required documents must be submitted in .PDF format. Screenshots will not be accepted and will result in your application being deemed incomplete EMPLOYMENT HISTORY: A detailed history of employment for the last three years is required. This should include supervisor names, phone numbers, and email addresses. If you are just starting a new job and do not yet have paystubs, you will need to provide your official job offer letter. The letter should include: Your name and address Your start date Your position Hourly or salary pay Expected weekly hours A signature from your supervisor Your supervisor’s name, address and phone number SELF EMPLOYED APPLICANTS As a self-employed applicant, you are required to provide official bank statements for the past three months, along with tax returns for the previous two years. EMERGENCY CONTACT: Please provide the name, address, and phone number of an emergency contact. This contact must be someone who does NOT reside in the home with you. PET INFORMATION: (if applicable) If applying for a pet-friendly property, upload clear photos of your pet(s). Verify that your pet’s breed is permitted before submitting your application. Current pet vaccine information plus the name and address of your Veterinary Clinic must also be provided. If you have an ESA, all proper documentation must be provided. REMINDER: Each adult aged 18 or older MUST submit their own rental application. WHAT HAPPENS AFTER YOU SUBMIT AN APPLICATION? A criminal background check & credit report will be obtained to evaluate your creditworthiness. Factors that may reduce approval odds include but aren't limited to: Credit scores under 600 (Scores 599 and under will require a co-signer. Co-signer must have at least a 700 or higher to be considered). Any credit scores under 525 will not be approved. Short employment history Poor payment history Previous landlord issues Charged-off accounts, collections, or vehicle repossessions Multiple jobs in a short amount of time UPON APPROVAL: If approved, applicants must do the following within 3 business days: Pay the security deposit, non-refundable pet deposit and/or any other applicable fees. Sign the lease. Transfer any/all utilities pertaining to the lease documents and MUST provide account numbers. Failure to meet these requirements within three business days will result in the cancellation of the application. Application fees will not be refunded LEASE PROCESSING FEE: A one-time, non-refundable lease processing fee of $50 will be charged. This fee is required upon signing the lease and will be added to your move-in charges. The lease processing fee covers the administrative costs associated with preparing and managing your lease, ensuring a smooth and efficient leasing process. RENTERS INSURANCE: Proof of renters insurance is required as part of your lease agreement. If you do not already have renters' insurance, you can sign up conveniently through AppFolio using their partnered third-party provider. This option ensures you meet the lease requirements quickly and easily. Tribe Dayton LLC must be listed as an additional insured/interest on your policy. You must provide us with a copy of your declarations page as proof of coverage. Failure to maintain current renters' insurance coverage will result in violation fees and, in some cases, eviction. To avoid these consequences, please ensure that your renters insurance remains active throughout your tenancy. PAYMENT METHODS: Security/hold deposits, pet deposits, and the first month's move-in charges must be paid using bank checks, official checks, or money orders. Personal checks, cash, and credit cards are not accepted. Once you become an established tenant and register for your tenant portal, you will have the option to make future payments through the portal using a credit card, debit card or electronic check.
