Construction will be ongoing on site (noise, workers, and limited use of the garage and affected exterior areas). Rent during this period: $3,200 per month furnished includes utilities (water, sewer, gas, electricity). This is a discounted term because of the renovations on the ADU. The Main Home is offered furnished (no exceptions) for this term; existing furnishings cannot be stored in the garage. After construction is complete (target Dec 31, 2026), rent will increase to market rate for the 2 bed / 2 bath main house. The tenant may either: • Accept the new rent and terms (new terms to be determined) and continue occupancy, or • Vacate at the end of the discounted term. ADU will become neighboring unit. The main house will remain a separate rental. Two spacious bedrooms and two updated bathrooms blending vintage character with modern updates. Kitchen with spacious newer cabinetry, modern appliances, and generous counter space; dining area off the kitchen. Pets must be listed on the renter’s insurance policy. Max 2 pets allowed. • Service animals and emotional support animals are not pets and are not subject to pet fees. All tenants must carry renter’s insurance that names the homeowner as an interested party. Any animals must be explicitly covered by renters insurance policy. Requests for an assistance animal must be made in writing with the application. We do not ask applicants to disclose a diagnosis in the listing or at a showing. If we need verification under fair-housing rules, we will request it in writing typically a letter from a licensed health-care professional familiar with the applicant, not an online registry. Incomplete files delay approval; the application cannot be approved until the file is complete, and the home may be offered to another qualified applicant in the meantime.
