- Rental Application & Qualification Requirements All household members age 18 and older must complete a separate application. Pre-Qualification (Free) Submit a free online application through Hemlane that includes: Full personal, employment, and rental history. Previous employers contact information and duration of employment. Previous landlords contact information and duration of each rental. Proof of income (pay stubs or equivalent). Two professional references with email addresses and phone numbers (non-household members). Two personal references with email addresses and phone numbers (non-household members). Proof of net monthly income (after taxes) equal to at least 2.5× the monthly rent. Credit score of 620 or higher (lower scores considered at landlords discretion). Screening Process Upon pre-qualification, we will request full credit, background, and eviction reports. There is a non-refundable $40 screening fee per applicant (age 18+) that covers these reports. Rental Insurance (Required for All Approved Tenants) Approved tenants must maintain renters’ insurance with a minimum of $100,000 liability coverage for the entire length of the lease and any renewals. The landlord must be named as an Additional Interested Party on the policy. Service animals are welcome with proper documentation including verifiable certification document providers contact information and pet must also be covered under the renter's insurance policy. A copy of the renter's insurance policy must be provided to the landlord at lease signing. Important Notes: Any incomplete or missing documentation may delay processing or result in disqualification.
