- Identification & Legal Requirements All applicants must provide a valid government-issued photo ID. A valid Social Security Number is required for identity verification and background screening. Income Requirements The combined gross monthly household income must be at least three (3) times the monthly rent. Income must be verifiable through recent pay stubs, tax returns, or other official documentation. Unverifiable income will not be considered. Rental History Applicants must provide positive rental references from all landlords over the past five (5) years. Applicants must also provide proof of on-time rent payments for the past 12 months (e.g., bank statements, payment ledgers, or rent receipts). No history of evictions, lease violations, or unpaid judgments from previous landlords will be accepted. Credit History A minimum credit score of 620 is required. Credit reports must show a pattern of financial responsibility. Excessive late payments, collections, or bankruptcies may result in denial. Criminal Background A criminal background check will be conducted for all applicants over the age of 18. Applications may be denied based on criminal history that suggests a risk to the property, community, or other residents. Occupancy Limits Occupancy is limited to two (2) persons per bedroom, in accordance with local and federal housing guidelines. Pet Policy Cats are not permitted in any of our properties. Dogs are considered on a case-by-case basis and must be approved by management. Approved dogs are subject to a $30/month pet fee per dog. Additional documentation such as breed details, vet records, and photos may be required. Tenant Screening Fee A non-refundable tenant screening fee of $40 per adult applicant is required. This covers credit, criminal, and background checks and is due at the time of application. Renter’s Insurance Tenants are required to maintain renter’s insurance with a minimum of $100,000 in liability coverage. Proof of insurance must be provided before move-in and kept current throughout the lease term. Co-Signers Co-signers are not accepted. All applicants must meet the qualification criteria individually. False Information Any false or misleading information provided on the rental application will result in immediate denial or, if discovered after move-in, termination of the lease. Security Deposit A security deposit is required to secure the property once an application is approved. The deposit does not apply toward first month’s rent and is held separately until the end of the lease term, subject to the terms of the lease agreement.
